The problem
A typical commercial building has anywhere from 9 to 40+ recurring obligations.
Each trade has its own vendor, its own schedule and its own report. Most owners find out something lapsed when an insurer, lender or fire marshal asks for the paperwork.
How it works
Four steps. About two weeks.
- Step 1 Book a call 15–25 min Google Meet with Tristan.
- Step 2 Records review About 2 weeks. We request your vendors’ reports.
- Step 3 Results walkthrough 25-minute call. You keep the report.
- Step 4 Optional annual plan We keep it current, monthly status report.
You decide on the annual plan after you’ve seen your results. No site visit. About two weeks, mostly waiting on vendors.
- You sign a one-page authorization. Records only: we can’t order or approve any work.
- We request your vendors’ reports from the last three years.
- We log every document against its due date.
- We walk you through the results on a 25-minute call: current, due within 60 days, overdue, no record on file. You keep the report.
What we don’t do
We don’t inspect, repair, or sell any of that work, and we never take fees from your vendors. If something is overdue, we tell you, and you decide who handles it, including the vendor you already have.
After the review
Once you’ve seen your results, you can have us keep the file current.
We monitor every due date, chase your vendors for reports, and send you a status report each month. It’s an annual plan billed monthly, priced by what your building has to track, starting at $125 a month. You decide after the walkthrough, not before.
